Chris Malooly has always been interested in building homes. Malooly began his homebuilding career in Aspen, Colorado, working for a custom builder. At the age of 30, he moved to Minneapolis, where he founded a landscape business and started buying homes to remodel and sell.
“In 2007, I went full-time into home building and remodeling,” Malooly says. As owner of Malooly Inc., he built high-end homes and undertook upper-end remodeling projects. A few years later, he joined forces with husband-and-wife team Dave and Rebecca Remick to start Minneapolis-based City Homes Design + Build. Dave, a realtor, is in charge of acquisitions, and Rebecca, a master of moving parts, is the firm’s general manager. Malooly is the general contractor.
The majority of City Homes’ projects are teardowns in Edina and Southwest Minneapolis, where it builds six to eight new homes a year ranging in price from $800,000 to $3 million. The design-build firm also takes on high-end remodeling projects. City Home’s design-build process typically takes less than a year, with three months spent on design and about seven months on construction.
“We pride ourselves on delivering amazing value and a no-compromise product. We keep our overhead low, and we’ve built all of our processes around transparency, simplicity, and common sense,” says Malooly. “We competitively bid every aspect of a project with subcontractors that we know and trust and who have proven track records with us in terms of expertise and quality craftsmanship. We have an open-book philosophy; we provide all bids and invoices to our clients. Once those are approved, we provide them to our clients in a cost statement.”
The firm uses a leading, well-developed online process management system that allows everyone involved in the project—the homeowners, the builder, and the subs—to access information on the project, including schedules, selections, specifications, budgets, and change orders, at any time throughout the job.
